Czech investment market closes strong quarters

“Total commercial real estate investment in the Czech Republic recorded €490m in Q2 2016 contributing to an H1 2016 total of €950 million, a 26% reduction on the same period of last year. However, it should be noted that the considerable difference is due to the Palladium shopping centre transaction in H1 2015. When excluded, H1 2016 was 34% up on H1 2015,” says Jiri Horak, investment analyst at JLL.

HB Reavis and HB Reavis CE REIF sell large logistics portfolio

HB Reavis Group and HB Reavis CE REIF fund have jointly sold for €79 million a 132,000 sqm portfolio of logistics centres in the Czech Republic and Slovakia to Macquarie Infrastructure and Real Assets, part of the Macquarie Group, one of the largest global investment banking and diversified financial services groups in the world. The fully-occupied portfolio consists of 2 assets owned by HB Reavis Group and 2 assets held by HBR CE REIF.

According to the latest RICS Commercial Property Monitor, occupier and investment sentiment continues to be broadly positive in Central and Eastern Europe for Q1 2016. Czech industiral market shows record-low vacancy

According to JLL, at the end of Q1 2016, the total modern A-class industrial stock in the Czech Republic (owned by developers and investors) stood at 5.78 million sqm. In the first three months, new supply reached 84,300 sqm, increasing by 112% y-o-y (Q1 2015 vs. Q1 2016). With another 271,200 sqm currently under construction, the 6 million sqm mark of total stock is expected to be passed in the second half of this year. The share of speculative construction increased, nearly half of the industrial premises currently under construction (44 %) being developed on a speculative basis. Developers reflect the lowest vacancy rate in the last decade, strong demand from the potential tenants and a generally positive economic outlook for the Czech Republic.

Investors still seem to favour Poland within CEE

According to Cushman & Wakefield, strong investment activity in the core Central European markets of Poland, the Czech Republic, Slovakia, Hungary and Romania continued in the first quarter of 2016, with EUR 1.4 billion invested. The slight decrease in transaction volume of 5% compared to the corresponding period of 2015 was smaller than the 14% fall recorded for Europe overall. Q1 activity was also above the long-run average of EUR 1.2 billion since 2007.

New leases

  • Amsterdam Standard, a Dutch technology company has moved into Kraków's Porto Office B office building. Its new office occupies nearly 600 sqm.
  • The brands Join UP! and SkyUpTM, previous tenants of space in the Adgar Wave office building in Warsaw, are relocating. They will continue to rent offices from Adgar Poland. The companies have moved into a 900-square-metre office previously occupied by employees of the building's owner.
  • An electronics manufacturer has leased nearly 11,000 sqm of manufacturing space at Prologis Park Wrocław V. The tenant belongs to a larger group of companies based in Hong Kong.This is the company's first headquarters in Poland.

New appointments

  • Dariusz Blocher has resigned from the position of chair of Unibep. The supervisory board has appointed Andrzej Sterczyński as president of the company from January 1st, 2025.
  • Agnieszka Słomka-Gołębiowska has resigned from her position as a member of the Supervisory Board and chair of the Audit Committee of Ghelamco Invest. The position of member of Ghelamco's Supervisory Board will be filled by Lidia Jabłonowska-Luby. An existing member of the Audit Committee, Jarosław Myjak, was also appointed to act as chairman of the Audit Committee.
  • MLP Group is from now on working with a smaller board of directors. Monika Dobosz has resigned from her position. She had served on the company's board since July 2022, when she was appointed to the board together with Agnieszka Góźdź.
