Q4 2022 sees low value of construction starts in Hungary

The latest EBI Construction Activity Report, prepared by Eltinga, Buildecon, and iBuild, has found that after the weak Q3 2022, Q4 2022 saw a slight nominal expansion in activity-start in Hungarian construction. The value of started construction works was still very low; between October and December 2022 they totalled roughly HUF 650 billion.

European construction industry continues recovery

According to Michael Klien from WIFO (the Austrian Euroconstruct member institute), 2022 was the second year of recovery for the European construction industry after the outbreak of the pandemic. The year-on-year growth rates of 3% were, however, much lower than in 2021 (+5.8%) owing to the sharp rise in construction costs, Euroconstruct reports in its latest press release.

Construction markets in CEE and SEE don’t have bright prospects

The EECFA 2022 Winter Construction Forecast Report has been released and yet another downward revision characterizes the forecast for both Southeast Europe and Eastern Europe. Southeast Europe could see shrinkage on the horizon. This, however, comes after a great period of construction between 2016 and 2021, so the market is foreseen to come down from a peak level. In this respect, the 3% decline until 2024 is no drama, in EECFA’s view. The drama is in East Europe where the peak was reached in 2018 and the market was around 10% below that peak level even before the Ukraine war began. Since then, EECFA has paused issuing forecasts in Ukraine and a status report has been prepared. Without Ukraine, the region is expected to reach its bottom in 2023.

New leases

  • JD Sports opened a new store spanning 560 sqm in Iulius' Palas Iași complex. The brand opened another store in Iulius Town Timișoara last year.
  • A store of Malaysian chain Mr. DIY, offering home, DIY and decorative items, has opened in Gemini Park Bielsko-Biala shopping center. The new store occupies an area of nearly 600 sqm on the second floor of the mall. It is the fourth in Poland and the first in Bielsko-Biała for the Malaysian chain, which made its Polish debut in November 2024.
  • Eracent, an IT company, has renewed its lease at the Business Garden complex in Warsaw. The company occupies nearly 600 sqm of space in the facility. Brochocki Real Estate law firm represented the tenant in the transaction.

New appointments

  • P3 Logistic Parks has announced the appointment of Chris Zeuner as its new Chief Investment Officer (CIO), effective from the 1st of September, 2025. Zeuner has over 25 years of experience in real estate investment and capital markets, most recently serving as co-CEO, and prior to that as CIO, at 7R.
  • Piotr Krysztopa, a specialist in building technology and energy efficiency, is joining Avison Young's technical consulting department. He will strengthen the firm's expertise in data analytics and ESG solutions.
  • Leszek Stankiewicz has been appointed CEO of YIT in Poland as of 9th of April. YIT is the largest property developer in Finland, present in eight European countries. In Poland, the company has investments in Warsaw, Gdańsk and Kraków.
