European banks eagerly wait for further rate cuts

With the first interest rate cuts in the Eurozone in a long time, optimism has also returned to the banking sector, as the participants of the banker panel at the CEE Property Financing Update 2024 conference unanimously concluded. However, it is limited by factors such as the uncertain political situation in the United States or the EU taxonomy, through which many older buildings may become troubled assets for their owners. The event, held at the end of September in Warsaw, was organised by Property Forum and law firm CMS.

Trinity Bank buys banking palace in Prague's centre

The largest transaction on the Czech office market this year took place in Prague. A listed building in one of Prague's most expensive streets, Na Příkopě, was bought from Commerzbank Group by Trinity Bank. The price of the transaction has not been officially disclosed, but it is likely to exceed CZK 2 billion (€82 million), making it this year's largest transaction on the office building market, writes online daily newstream.cz.

New leases

  • Warsaw Court of Appeal has signed a long-term lease agreement for office space at Wola Center in Warsaw. The Court has leased 2,000 square meters in the building owned by Hines.
  • Four lease agreements have been signed for a total leasable area of approximately 16,000 sqm in MDC2 Park Kraków South: with Emerald clothing distributor (4150 sqm); the French publishing company Iris Galerie (4,100 sqm); AiK Tezeusz, the book re-commerce market player (3,500 sqm); and Libris, a company that manages the paper and electronic records of companies (4,100 sqm).
  • The law firm T. Studnicki, K. Płeszka, Z. Ćwiąkalski, J. Górski sp. k. (SPCG) has joined the tenants of the Infinity office building, leasing over 350 sqm of office space. The opening of the new branch office of SPCG in the Wrocław-based office building at Legnicka 16 is scheduled for August 2025.

New appointments

  • Karol Klin joined the Cornerstone Investment Management team at the beginning of 2025, taking on the role of Commercial Director, Real Estate.
  • Sebastian Barandziak has been appointed as the new President of the Management Board of Euro Styl, a subsidiary of Dom Development Group. The existing board members, Magdalena Reńska and Jarosław Górski, have been appointed as vice presidents.
  • AG Capital has appointed Ivaylo Vatev as CFO. He has previously worked in management roles for Aurubis Germany and PwC.
