Local residential developer JRD is entering the commercial segment. The company plans to build its first office project, Viadukt Anděl in Prague 5.
The seven-storey building on the corner of Nádražní and U Železničního mostu streets will offer almost 6,500 sqm of leasable space, of which 5,700 will be dedicated to offices and the rest will be shops or services. Viadukt Anděl will also offer co-working facilities in a shared meeting room for 40 people. The project is aiming to obtain a LEED Gold certificate. The design was created by Podlipný Sladký architekti.
"Thanks to the agreement with the investor Property N74, the new project will be based on the same principles of energy efficiency and a healthy indoor environment that we have been applying to residential construction," the company’s owner, Jan Řežáb told local daily E15. Property N74 is backed by Czech investors with whom the developer has long been cooperating.
Viadukt Anděl has already received its final zoning permit and JRD plans to start construction this autumn. However, given the current market situation, it will not build speculatively. The developer has brought in consultancy firm JLL to negotiate commercial space leases.
