Redevco to diversify and broaden investor base

Redevco aims to grow its mandates and portfolio to €10 billion by 2025 from €7.5 billion currently, by launching a drive into new real estate sectors beyond retail. Third-party investors now comprise 40% of Redevco’s capital base at €2.8 billion, compared with zero six years ago. The company is extending the opening of its investment platform to like-minded investors and will consider a variety of investment vehicles to broaden its investor base, with an initial focus on joint ventures.

Investor appetite for CEE markets remains strong for 2020

Poland is a major target for international capital with investment volumes in 2019 accounting for 55% of the CEE6 total. The Czech Republic followed with a 24% share and Hungary with 13%. Elsewhere in the region, volumes fell short of 2018 & 2017 volumes. Despite record low yields in most markets and sectors, some further yield compression is anticipated over the next 12 months as strong levels of capital seek product and returns. Prologis sees strong rental growth in CEE

In 2019, five out of the ten European markets with the highest logistics rental growth were located in CEE. Last year, net effective rents rose more than 5% for Europe as a whole, the highest level ever recorded. This growth is driven by headline rent growth as, after several years of concession reductions, many markets across Europe are currently at very low levels of incentives such as free rent. Prologis published its Logistics Rent Index.

Retail continues to suffer across CEE but the overall outlook is still positive

According to the latest RICS Commercial Property Monitor, occupier and investment sentiment remains mostly positive across main CEE markets with the exception of Bulgaria where the outlook is slightly negative. Retail continues to suffer across the region as demand for retail assets fell on both the occupier and investment sides of the market in most countries.

New leases

  • JD Group-owned brands JD Sports and Sizeer are strengthening their presence in EPP-managed shopping centres. The group's latest agreements and extensions covered a total of nearly 1.7 thousand sqm - in Kalisz's Galeria Amber, Kielce's Galeria Echo and Szczecin's Galaxy.
  • Poznan's Galeria Panorama, which the Balmain Group is commercialising, has expanded its portfolio with the addition of an Action brand store, a Dutch non-food discount chain. The Action store has taken over 1,000 sqm of space.
  • BWF Poland, a manufacturer of textile filter materials and plastic products, has leased 2,400 sqm of warehouse and office space at the Silesian Logistics Centre BIK Sosnowiec III (southern Poland).

New appointments

  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
  • Paulina Petynka has joined the team of Yareal Polska, taking on the position of Leasing Director. She has more than 20 years of professional experience.
