Passerinvest is proceeding with constructing the Hila project in Prague's Brumlovka according to the set schedule. Since the beginning of 2025, the concreting of the foundation slab has been completed and the construction of the basement parts of the building is now underway.


Hila is scheduled to be delivered by the end of 2026 with 20,200 sqm of office and 2,400 sqm of retail. In addition to office and retail spaces, a part of the building will consist of a residential part with 71 furnished rental apartments. These will be available in the first half of 2027.

"The start of construction of office buildings has essentially stopped in Prague in the last two years, while the demand for new office or retail space in locations such as Brumlovka is not decreasing. This is confirmed by the record volume of transactions concluded on the Prague office market in 2024, recorded at 636,700 sqm, compared to the 10-year average of under 500,000 sqm," said Eduard Forejt, Director of Development and Sales at Passerinvest Group, a.s.

The Hila building was designed in line with Passerinvest's ESG strategy, with technologies such as an air ionisation system or fresh air supply at 50 cubic metres/h/person, as well as heating and cooling with radiant ceilings. Hila also features terraces, both shared and exclusive for future tenants of individual floors, and the Balance Club Brumlovka Fitness and Wellness Club. The project is aspiring to obtain LEED Gold certification.
