Panattoni is creating an alternative warehousing location to Łódź in Central Poland with the development of Panattoni Park Koluszki. The park is around 30 km from the administrative capital of the region and will eventually comprise around 40,000 sqm. Already around 60% of the space has been leased. The first tenant is cat and dog food producer PetRepublic, which moved into an area of 12,000 sqm in November this year. In the third quarter of 2022, Panattoni is to hand over around 13,400 sqm to automotive companies.
Panattoni has already delivered almost 1.6 million sqm in Central Poland including space in its own parks and BTS developments and is also continually opening up new markets. This time, the company is developing Panattoni Park Koluszki, which will be the first A-class distribution centre in this location. Eventually, the development will comprise around 39,800 sqm and at the end of November this year the first stage of the project was completed totalling 12,000 sqm (including around 1,000 sqm of offices). Cat and dog food producer PetRepublic, which is owned by CPF Poland, the Polish branch of Charoen Pokphand Foods, an international leader in the food and agricultural sector. The second and final stage of Panattoni Park Koluszki is planned for the end of Q3/ beginning of Q4 2022 when another tenant will move in, an international producer of automotive components including parts for the brake and suspension systems.
“Koluszki is a superb alternative to Łódź. Our park benefits both from being within a special economic zone and from its strategic location in Central Poland. The location also has access to labour, the lack of which is starting to be felt by previous big investment areas. The unemployment rate in Koluszki is 1.8% higher than in Łódź, and just like the region's administrative capital, it can supply highly skilled workers. This creates huge potential on both a national and an international level here in Koluszki,” says Katarzyna Osińska, Development Director at Panattoni.
Panattoni Park Koluszki is a class A distribution centre that will have an eventual area of around 39,800 sqm. The first construction stage (12,000 sqm) is to be completed in November this year and at the end of Q3/beginning of Q4 2022 the developer will hand over the entire building. The project is suitable for both warehousing and light production and is ideal for small, medium-sized and large businesses. The development is to be certified under BREEAM and Panattoni is to employ solutions to improve both the centre's energy efficiency and the wellbeing of its users.
