Panattoni is launching its latest large investment in Western Pomerania. Panattoni Park Koszalin with a total area of 65,000 sqm will be built in the Słupsk Special Economic Zone. The construction work on Panattoni’s first multi-tenant park in the city is to start next year.
Western Pomerania has been emerging as an increasingly attractive location on the Polish warehouse and industrial market. This particular location has become a magnet for many investors, especially from Scandinavia and Germany, as well as companies that distribute goods to those markets. The leading location on the Western Pomeranian warehouse market is obviously the capital of the province – Szczecin. So far, Panattoni has built over 400,000 sqm in and around this city, both in the form of warehouse parks and BTS projects (e.g. for Amazon and Kion). Now the developer has decided to invest in Koszalin – the second largest city in Western Pomerania (with approx. 100,000 inhabitants) and one with not just with great tourism but also economic potential. “Koszalin is gradually emerging as an excellent alternative to Szczecin for companies interested in developing their businesses in Pomerania. The city’s assets also include its convenient location near the German border, its extensive urban infrastructure and its high quality of life, all of which are attractive to both qualified employees and entrepreneurs. It is the location of several higher education institutes as well as local campuses of universities of other cities, where many thousands of people are educated, so tenants should have no difficulty in recruiting the required staff. With all these advantages in mind, we have decided to launch our latest project here. One major factor in our decision was that the local authorities are open to the needs of businesses – they have many attractive investment sites and are keen to provide enterprise support. We also received active assistance in choosing the location by representatives of the city,” explains Małgorzata Zbróg, Business Development Director, Panattoni.
The property is located in the western, industrial part of the city, within the Koszalin subzone of the Słupsk Special Economic Zone. Next year, construction work is to start on the large logistics and industrial complex offering modern class-A space. Panattoni Park Koszalin, the first multi-tenant facility in the city, is to comprise a total of 65,000 sqm in two buildings. Tenants from a range of industries will have at their disposal flexible modules ideal for both warehouse and production processes. The park will also meet high environmental requirements, as it is to be BREEAM certified at the ‘Very Good’ level.
Among the chief advantages of Panattoni Park Koszalin’s location is its excellent access to transport infrastructure. The park will be built close to the junction of two key roads: the E-28 Berlin–Kaliningrad international route, part of which includes the S6 national road (Szczecin–Gdańsk), and the S11 national road connecting Koszalin with Poznań and the south of the country. For companies considering sea or air distribution the Szczecin-Goleniów and Gdańsk-Rębiechowo airports as well as the sea ports in Świnoujście (for general cargo, including container cargo) and in Gdynia (a general and container cargo terminal) are somewhat further away. The nearest railway station and depot are just 3.5 km distant. Its location close to the city and its many university campuses also ensures that it will have access to qualified employees and that it will have excellent transport links.
