Panattoni has delivered its first Class A warehouse in Żory, Silesia. Nearly half out of the initial 36,500 sqm has already been leased out to first tenants. This February, cargo-partner spedycja sp. z o.o. is moving into the facility, to be followed by Piast Cargo and a tenant from the food industry in March. At full build-out, Panattoni Park Żory will total 84,000 sqm. The project is under construction in a strategic location in Southern Poland, close to the Czech border.


Panattoni has delivered the first out of two buildings making up Panattoni Park Żory, a distribution centre planned to total 84,000 sqm. The completed 36,500 sqm facility is the only modern warehouse space on offer in the Żory region and has already secured its first tenants. cargo-partner spedycja sp. z o.o., which signed a lease of nearly 7,000 sqm back in March last year, has now been joined by other enterprises. They are Piast Cargo, which was represented by the advisory firm CBRE in leasing 2,700 sqm, and a business from the food industry, poised to take up 5,500 sqm. Both tenants are in the course of expanding their operations, and the presence in Panattoni Park Żory gives them access to modern Class A warehouse space. The park itself can accommodate not only warehousing and storage processes but also light manufacturing.

“The demand for top-class warehouse space is growing steadily, and this phenomenon is also visible in Żory, a market we initiated. Class A warehouse space complies not only with specific technical requirements, such as e.g. height and LED lighting but also with the highest environmental and energy standards, including BREEAM. This, in turn, translates into lower running costs and builds an image of a socially responsible business," says Justyna Kononowicz, Senior Leasing Manager at Panattoni.

For the purposes of the logistics centre, reconstruction works are underway at the intersection of national road no DK 81 with the Familijna street in the Baranowice district of Żory. “By the end of April, Familijna will be broadened and provided with footpaths, lighting and telecommunication installations. It will be possible to enter and exit Familijna both ways, with new traffic lights and left-turn accommodation installed. As a result, it will be possible to travel south (towards Ustroń/Cieszyn) as well as north, towards Rybnik and Katowice – comments Justyna Kononowicz.

Panattoni Park Żory is made up two warehouse halls totalling close to 84,000 sqm, situated in southern Poland right next to national road DK 81, only a 30 minutes’ drive from the motorways A1 (below the Sośnica junction) and A4, as well as in the vicinity of the Jastrzębie-Żory Subzone of the Katowice Special Economic Zone. Consequently, the project enjoys a strategic location, close to the Czech border, providing an alternative to the warehouse space market in Ostrava.
