Romanian developer One United Properties has sold its stake in the company owning the One Herăstrău Office building to a private investor.


The company’s main asset is Bucharest-based office building One Herăstrău Office, with a total leasable area of 8,074 sqm. The building, which is currently 100% leased, holds BREEAM certification.

One United Properties held a 30% stake in a company, which in turn held a 66.67% stake in One Herăstrău Office. The stake in One Herăstrău Office was acquired by the company in which One United Properties was a minority shareholder, in June 2020, at a €15 million valuation for the whole business.

The building was now fully sold to a private investor for €21 million in a deal brokered by JLL.

Following the sale, One United Properties’ commercial portfolio totals 172,000 sqm of leasable area, of which 130,000 sqm are offices and the rest retail spaces.
