Vacancy rate of the Budapest office market further decreases

Demand for office space in Budapest grew significantly in Q4 2015, while the vacancy rate reached a new record low of 12.1%. Development activity was low in the last quarter of the year, the annual supply in 2015 was 50,885 sq m, 25.4% lower than in 2014.

New record on the Prague office market

The Prague Research Forum announced the office market figures for the fourth quarter of 2015. Gross take-up amounted to 161,800 sq m, representing an increase of 78% compared to the previous quarter and the strongest quarterly result ever recorded on Prague office market. Also on a positive note, the vacancy rate decreased by 1.8 percentage points to 14.6% when compared to the previous quarter.

Falling vacancy and rising rents are expected in European office markets

Europe’s prime office market vacancy rate is expected to fall back to its 2009 level by the end of 2016 and then to continue declining over the rest of the decade, according to global real estate advisor, CBRE. In Europe’s major cities, office development is not keeping pace with growing demand driven by improving employment trends and almost all key office markets are expected to show falling vacancy rates and accelerated rental growth over the next five years.

Record-breaking deal on Warsaw office property market

Ghelamco Poland has signed a record-breaking agreement for the lease of office space at Warsaw Spire. The new tenant will take nearly 22,000 square metres in the A-class building whose occupancy rate has now soared to over 50%.

New leases

  • Piotr Kalisz has joined Knight Frank Polska, where he will take over the management of the Tenant Representation Department in Warsaw.
  • 7R Park Poznań West has been fully leased. The latest tenants are Still, a supplier of forklifts and warehouse technology, and Cycle, a company offering services for electric bicycles. Both companies will occupy a total of 6,800 sqm of space.
  • Eurocash Group is staying at the Warsaw office complex Diuna from the portfolio of PineBridge Benson Elliot and Syrena Real Estate for the next few years.The company has signed an agreement to lease four floors in Building A, totalling nearly 4,600 sqm of space.

New appointments

  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
