A new premium-quality privately-owned student residence has been launched as part of the Student Depot chain. Offering a total of 540 rooms and located at the junction of Modzelewskiego Street and Wilanowska Avenue in Warsaw, the facility was constructed on a turnkey basis by Kajima Poland. 


The Student Depot private dormitory network has added a new facility to its portfolio in Warsaw. The project, situated at the intersection of Modzelewskiego Street and Wilanowska Avenue and constructed on a turnkey basis, is now fully completed and available for occupancy. Kajima Poland acted as the general contractor, delivering the project within a 20-month timeline. The architectural design was developed by 4am Architekci, with interior design overseen by the Wrocław-based MIXD studio.

In Warsaw, this translated into a seamless construction process within a densely populated residential area, ensuring minimal disruption to vehicle traffic along Wilanowska Avenue and Modzelewskiego Street, as well as maintaining a minimal disturbance approach to pedestrian traffic in consideration of the neighbouring residential estate", Runkiewicz added.

At its highest point, the new building stands at 13 storeys, with an underground garage. It has a total area of 18,500 sqm and offers 540 premium-quality student accommodation units, including one, two, and four-person configurations, ranging from 16 sqm to 79.8 sqm. In total, there are 598 beds in the dormitory. Each unit has a kitchenette and a private bathroom. Residents will enjoy amenities such as fitness and work and chill areas, providing dedicated study and leisure space. All rooms and common areas in the dormitory come equipped with high-speed Internet. Around-the-clock security measures are in place to safeguard both residents and their belongings.

The project incorporates various eco-friendly features, including a low-maintenance green roof spanning over 900 sqm, planted with species that do not demand watering. Additionally, energy-efficient LED lighting has been employed throughout the entire facility. The building is equipped with a smart system that optimises heating and automatically turns off cooktops when rooms are unoccupied. Students can conveniently manage the room temperature via a dedicated smartphone app. Eco-friendly wash basin faucets with low water flow are installed, ensuring reduced water consumption.

As part of the project, Kajima Poland introduced several enhancements in the immediate vicinity of the dormitory. This included the creation of a ‘city square’ complete with benches and abundant greenery, fostering a welcoming environment for relaxation. The contractor replaced the pavements leading up to the intersection of Wilanowska Avenue and Modzelewskiego Street, integrating them with the new development for an aesthetically cohesive whole. Kajima Poland also upgraded sections of Modzelewskiego Street near the dormitory entrance, as well as the surface beneath the bus stop.

The dormitory located at 54b Modzelewskiego Street is the second in Warsaw, contributing to a total of nine privately-owned Student Depot residences, located in Łódź, Gdańsk, Kraków, Lublin, Poznań, and Wrocław.
