Zeitgeist Asset Management has launched renting apartments and studios in the newly completed Delta Hagibor Residence on the border of Vinohrady, Strašnice and Žižkov in Prague. Invesco Real Estate owns the project and Zeitgeist has been given the mandate for its complete leasing and management.
The Delta Hagibor residence is part of the emerging Hagibor urban district near the Želivského metro station and a five-minute walk from the Atrium Flora shopping centre. The building uses a sustainable solution and aspires to a Very Good BREEAM certificate. The development consists of three interconnected buildings with 145 apartments and 19 studios served by a common reception. It is possible to rent 150 parking spaces and basement units, there are five charging stations for electric cars in the basement.
Michal Nečas, Managing Director at Zeitgeist Asset Management, explains: "We plan to furnish approximately two-thirds of the apartments. There will also be a mobile application for tenants, allowing entry to the buildings using a mobile device, facilitating communication between the tenant and the administrator, and providing information on e.g. energy consumption, invoice payment, etc. The first apartments will be available for moving in in October this year."
The largest apartments with a view of the Prague panoramas are located on the two highest floors of the "A" tower, with 11 floors. There are three 115 sqm units on each floor. The apartments are also equipped with spacious balconies of around 40 sqm.
Zeitgeist Asset Management deals with development activities and real estate management for private and institutional investors. It currently manages assets worth €1 billion and operates in the Czech Republic, Poland, Hungary, Germany and Italy.
