GEODIS expands leased space in Tristar Wrocław to 20,000 sqm

GEODIS, an international logistics company, has signed a lease agreement for additional 5,000 sqm of warehouse and office space in the Tristar Wrocław industrial and logistics park. Until now GEODIS Poland Sp. z o.o. who provides Contract Logistics, Road Transport and Freight Forwarding Services occupied approx. 15,000 sqm. Starting from 2nd February 2022, GEODIS will expand their footprint in the project to 20,000 sqm of total leased area.

Demand on the Polish warehouse market is thriving

The Polish warehouse market experienced robust occupier demand in H1 2021, with take-up at 3.3 million sqm. Logistics companies and e-commerce retailers accounted for over half of all space leased. Supply also remains high, with 1.1 million sqm delivered in the first six months of 2021, which is a testament to strong market fundamentals. Very good absorption of space has resulted in a decline in availability, to 5.4% of the stock at the end of June. However, with the amount of space under construction at an all-time high of 3.4 million sqm, the vacancy rate is expected to stabilise in the upcoming quarters. Advisory firm Axi Immo presented its report "Polish Warehouse Market in H1 2021".

Czech industrial vacancy rate falls to lowest level ever recorded

According to Savills, the Czech nationwide industrial vacancy rate declined again and reached a new historic low of 2.4%, after dropping by 89 basis points (bps) since the end of 2020. The volume of new industrial space delivered to the market during H1 2021 was 43% down year-on-year (y-o-y). The total stock of modern industrial premises in the country grew by 192,300 sqm, of which 110,800 sqm were completed in Q2 2021. At the end of June, the total stock stood at 9.3 million sqm.

Romania’s industrial stock edges closer to 6 million sqm

Prague industrial rents rise by more than €1 per sqm

A lack of materials and an increase in the price of construction work is troubling the industrial real estate market in the Czech Republic. Industrial space in desirable locations is in short supply. Occupancy rates in Prague and the close surroundings are rising and vacancy rates have almost reached zero. Tenants are well aware of the situation and it has become more common for them to extend their lease contracts for longer periods, according to 108 Agency’s market summary.

Panattoni is building a distribution centre in Siedlce and by doing so, it is also opening up a new market for warehousing space in Poland. Panattoni Park Siedlce comprising 24,600 sqm is to be an alternative location to Warsaw and shall meet the demands of e-commerce, as well as of local business development. The project is being built not far from the centre of the city near the A2 motorway just over an hour from Warsaw.

AUTODOC becomes the largest tenant in Accolade Park Szczecin

The construction of the last hall of the biggest industrial park in Poland in which Accolade invested has begun. With 229,000 sqm of 100% leased GLA, Park Szczecin is one of the biggest multi-let parks in the country and will be fully completed in early 2022. From the very beginning, AUTODOC Logistics – Polish branch of the international AUTODOC Group, one of the leading players in the automotive aftermarket – has been growing together with Accolade and Szczecin Park and successfully expanding. With the fourth hall and a total leased space of 74,100 sqm, AUTODOC is now one of the largest tenants in the Polish part of Accolade’s portfolio.

LCube starts new project in Wrocław

LCube is constructing another warehouse park - following their recent project in Jasionka near Rzeszów, (which is still being built), this new site location will be in the town of Dobrzykowice, east of Wrocław. As currently planned, the logistics complex is set to have a total area of 60,000 sqm. The project is being carried out in a joint venture with the Sindbad Group.

CTP to develop 16,000 sqm production facility near Budapest

Geis Logistics Hungary Kft., the local representative of the German-based transport and logistics company has signed a lease agreement for a custom-built production facility at CTPark Vecsés, near Budapest. The Geis Group will store Knorr-Bremse Systeme products in the new almost 16,000 square meters logistics facility with extra features related to the braking systems for rail and commercial vehicles produced by Knorr-Bremse Group.

New leases

  • Kanał Sportowy, one of Poland’s leading sports media platforms, and Zdrofit, the country’s largest fitness club chain, will continue their presence at Konstruktorska Business Center in Warsaw. Kanał Sportowy will maintain its lease of 512 sqm, while Zdrofit will continue to occupy 1,000 sqm.
  • Expur has leased 940 sqm for its new offices in Business Garden Bucharest, owned by Vastint Romania. The deal was brokered by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.
  • GTX Romania has leased 2,700 sqm in VLParks Bucharest West, in a deal brokered by iO Partners.

New appointments

  • Artur Apostoł joins Griffin Capital Partners as Co-Managing Partner to lead the company’s real estate activities together with Marek Obuchowicz, who has been promoted to Co-Managing Partner. Artur and Marek are taking over responsibilities from Piotr Fijołek, who transitions from an active role and will continue supporting the firm as Senior Advisor. These appointments mark the completion of a leadership transformation aligned with the company’s dynamic growth and long-term strategy.
  • CBRE Hungary has named Anna Zhang as Business Development Manager, while Antoine Fromental takes on the role of Hotel Investment Analyst. Zhang is tasked with developing partnerships with Far Eastern clients and strengthening business relations in CEE markets. She previously served on the PwC Hungary China Desk team. Fromental joins the firm after roles at B&B Hotels and Cushman & Wakefield, where he contributed to various European hotel development, valuation, and market research projects.
  • Garbe has named Zuzana Štěpánková as Business Development Manager in the Czech Republic. She has previously worked at iO Partners as Senior Consultant.
