News Article Immocap moves ahead with Bratislava mixed-use project

The EHQ multifunctional complex on Bottova Street in Bratislava by local developer Immocap, consisting of an office and a residential part, was submitted for an environmental impact assessment (EIA), YIMBA.sk reports.


The office section is referred to as the ZSE New Headquarters. A 7-floor high office will encompass approximately 4,100 sqm of net office space for 777 employees. The residential 19-floor section called the EHQ Residence will offer 164 apartments. The underground car park will serve both buildings with 433 parking spaces.

The residential building design comes from the CHYBIK + KRISTOF studio, which won the international competition. It will be built on the site of the former locksmith workshop (also known as the Design factory).

The developer states in the documentation that construction start is expected at the beginning of 2027 with completion foreseen in the second half of 2029. The estimated cost is €55 million.

Immocap plans to deliver six residential projects with 1,500 flats in total in the most lucrative parts of Bratislava – Staré mesto, Nové mesto and Ružinov – in the next ten years.
