IAD's Prvý realitný fond real estate fund has acquired through its real estate company Logis Rugvica d.o.o. a plot of land intended for development in the Sveta Helena area, near the Croatian capital Zagreb. With this project, Prvý realitný fond is successfully starting its activities on the Croatian market.

The deal was closed at the beginning of February 2024. The plot of land with an area of approximately 9.7 ha is intended to house a logistics centre with approximately 45,000 sqm of leasable area. The project will be implemented through the joint-venture partner Promat Investments, s.r.o., who mediated the investment opportunity and will be involved in the project and development management through his Croatian subsidiary Promat Projekti, d.o.o.

"We see Croatia as the next target market for Prvý realitný fond due to Croatia’s recent entry into the EU monetary union. The logistics market in this country is severely undersized, with great potential to catch up with other countries in the Central European region, which opens the door to new opportunities," says Tomáš Trebula, Transaction Manager at IAD Investments, a.s.

IAD Investments has operated in the Slovak capital market since 1991. It manages assets worth more than €2.1 billion, mainly in Slovakia, the Czech Republic, Hungary, and Poland.
