GLP has commenced the development of GLP Wrocław V Logistics Centre, the largest warehouse project underway in the Wrocław metropolitan area. Built on a 50 ha plot, the GLP project will ultimately offer approximately 240,000 sqm of logistics space.

The first facility at GLP Wrocław V Logistics Centre is scheduled to complete in 2022. The project is expected to consist of up to five buildings, each with 28–84,000 sqm of leasable space and a BREEAM “Very Good” certification. The optionality at the site however, allows several buildings to be connected to form a single facility with an area of over 110,000 sqm.

The first building constructed at the GLP logistics centre in Magnice near Wrocław was a c.60,000 sqm warehouse built three years ago for an international e-commerce brand. In August 2021, GLP broke ground on a second facility of approximately 41,000 sqm. As part of its development of these sites, the company has also been improving the local infrastructure, building a gyratory system at the intersection of the access road to new warehouses and Expressway S8.

Excellent transport links have been a key priority for GLP’s project. The nearby S8 junction provides a seamless connection to the A4 and A8 Motorways and S3 and S5 Expressways, allowing warehouse users to efficiently distribute their goods within the Wrocław metropolitan area, and throughout Poland, as well as to neighbouring countries Germany and the Czech Republic.

The site also benefits from convenient public transport links via the local bus network to central Wrocław and its suburbs, ensuring an easy commute for employees working at companies operating at GLP’s buildings.

GLP Wrocław V Logistics Centre will be fitted with energy-saving solutions on a large scale. Lighting inside the 12-metre buildings (two metres above the standard height) will be DALI-controlled, with reduced demand for artificial light thanks to the number of skylights. In addition, access roads and car parks on the premises will benefit from additional LED lighting. The roofs can also be fitted with PV panels on request.

All tenants will be able to monitor energy, gas and water consumption in real time using the smart metering system. With detailed data obtained through this system, tenants will be able to introduce individual solutions to minimise utility expenses.

GLP’s Wrocław project is also notable for its green and biologically diverse surroundings, featuring bike shelters next to the buildings and charging stations for both electric cars and e-bikes at the car parks. The mature trees growing on the premises will be preserved, including an oak tree over 100 years old.

Michał Szczepaniak, Business Development Manager GLP responsible for the project  commented: “Our project complies with the BREEAM “Very Good” certification requirements and enables us as the developer as well as our customers, to meet ambitious carbon footprint reduction goals. At the request of the companies that will operate at our logistics park, we’re also ready to introduce additional solutions for the benefit of the natural environment, company budgets and employee health and well-being.”

Marcin Antczak, Vice President, FB Antczak, the general contractor for GLP Wrocław V Logistics Centre commented: “This is yet another contract delivered by FB Antczak for GLP, underlining our competence as a general contractor and our high standards in sustainability and ethical work methods. We are working closely with the project owner to build a technologically advanced facility that requires experience in construction and expertise in sustainable innovation.”
