The details of development financing of the new office complex by Corwin in Ljubljana have been revealed. The developer has succeeded in securing a €75.6 million loan for Vilharia, arranged by Erste Group, with Banka Sparkasse d. d., Slovenia and EXIMBANKA SR as participating lenders.


Vilharia will be so far Corwin´s biggest investment with the loan covering around 70% of the entire investment cost and a further 30% coming from own equity. 

Vilharia is located directly next to the central station of Ljubljana within walking distance from the historic centre. It promises to be a technologically advanced building with intelligent building management, energy-saving heat pumps, fast electric charging stations and more. It will feature an active ground floor with a mix of retail, restaurants, cafes and other amenities. The design of the office building offering 36,500 sqm of leasable area in total comes from the pen of Schmidt Hammer Lassen studio from Denmark.

“After completing Kvartet, Vilharia became the flagship project of Corwin in Ljubljana. With its LEED Platinum certification, net zero carbon ambition and EU Taxonomy compliance, it will set completely new standards for sustainable real estate in the region and become a hub of business in the new centre of the city,” declared Robert Mitterpach, CFO at Corwin.
