Passerinvest Group has shared its experience during the planning, construction and furnishing of offices: it is necessary to take into account the experience and requirements of companies' HR personnel and to implement various requirements for equipment and interior arrangement, with the coffee machine a separate discipline.


It might seem trivial, but the location of the coffee machine is practically a strategic question. Choosing the optimal location of the coffee machine still proves to be crucial for the correct transmission of information in the company. If the employees have it too far from the coffee machine, or the relaxation zone is not at the intersection of the company's internal communication, it will discourage them from using it. If it is too close, they may be disturbed by the clinking of dishes. Many found its location near the director's office to be downright unfortunate and discouraging. However, this does not have to apply everywhere, it depends on whether people are afraid of the director or consider him or her a mate.

The entire arrangement of the workspace affects the productivity, mood and health of employees. All office work consists of a combination of innovative, creative and routine performance. People who create more routine work need more peace, innovators do well with interaction, but they also sometimes need space to concentrate. An open space has a number of benefits for the transfer of information, communication and team cohesion, but it must be a dignified and pleasant space. "At the moment when someone is constantly walking behind us at work, we have no peace and even elementary privacy, we cannot feel good at work. We call a suitable open space "office landscape". Where there is enough space for sharing, but at the same time it is smartly and pleasantly divided for peace and concentration," explains Eduard Forejt, Sales Director of Passerinvest.

Due to the mental stress from work duties, employees need to get up from the desk, relax and sort out their thoughts during the working day. This is necessary mental hygiene. The space for the kitchen or football table, which previously indicated the informality of the company, is no longer sufficient. Quiet zones, roof terraces and walks around the building are being sought. People, and therefore also companies, are interested in offices near green areas. The green roof terraces are very popular, where employees can move with their laptops and change their work space for some time. 

Bathrooms in the office may seem like a fairly simple facility. However, experience shows that, for example, extra-large mirrors are needed in the toilets of office buildings, where women often apply make-up after arriving at work. 

Requirements for office premises also differ according to nationality. Historically, the British do not understand why a canteen and restaurant near a building is important to us. At lunchtime they settle for a sandwich and don't have their main meal until the evening. Czechs consider lunch to be the main meal of the day, and above all a pleasant social event. Germans are used to purposeful, simple spaces focused on functionality, we prefer a pleasant working environment, natural materials, flowers in the interior, aesthetics or the wow effect that comes to us when we arrive at the reception.
