AFI Tech Park, the newest office project developed by AFI Romania, achieved a LEED Platinum pre-certification. AFI Tech Park is a business campus that will offer 56,000 sqm GLA of Class A office space, comprising of two office buildings of GF+8 and one office tower (GF+14).
The campus is located near the J.W. Marriott hotel and the Romanian Parliament, between Progresului and Tudor Vladimirescu Blvds. The first phase of the project will be delivered in Q2 2018 and will offer 20,000 sqm GLA office spaces and 2,000 of retail area (supermarket, restaurant, fitness club and other facilities for the office tenants).
AFI Tech Park has received LEED Platinum pre-certification for the use of construction, design and operating techniques and technologies with a minimum impact on the environment. Among the elements certified by LEED are included: the efficient use of LED lightning solutions in order to increase energy efficiency and minimize the “heat island” effect, the use of materials with recycled content and low emissions and the reuse of up to 75% of the construction waste generated on site due to sustainable practices. Moreover, AFI Tech Park features many other facilities that certify it as a “green” project: preferred parking places for cars having low-emissions and accommodation for electric cars, bicycle racks & showers, very good access to public transportation in order to reduce pollution by encouraging people to leave their cars at home, the reuse of rainwater for the irrigation of green areas or even the use of native and adaptive plants which require no potable water, efficient water fixtures, which confirms a reduction of at least 40% of the indoor water from a calculated baseline, etc.

AFI Tech Park is following the trend set by AFI Park, the most successful office project developed by AFI Europe Romania, which is already certified as LEED Gold under the LEED for Core & Shell Rating System for Green Buildings, AFI Park 1 being the first building in Romania to receive such a recognition.
