P3 has commenced work on a new 80,000 sqm warehouse at P3 Błonie park in Poland. A column raising ceremony to mark the start of construction took place on 1 December. The milestone marks the start of a new phase in the expansion of the park, which will see it grow from just over 196,000 sqm today to over 275,000 sqm.

The first phase of the 80,000 sqm development comprises 21,500 sqm. Nearly 8,000 sqm of this is to be occupied by Green Factory Logistics, which currently occupies another building at P3 Błonie. One of the leading operators in the cold chain logistics market, Green Factory Logisitcs is expanding after just two years as a P3 customer at the park.

Its new energy efficient building is being developed on a turnkey basis designed to meet Green Logistics’ specific requirements. These include cooling units and separate access for vehicles. The Green Factory space is also equipped with additional roof insulation, heat recovery systems and LED lighting. Green Logistics is due to gain early access in March 2017, ahead of the completion of its space in April.

Magda Kilijańska, P3’s Senior Leasing Manager in Poland, said: “There is a high level of demand for warehouse space in Błonie, so we have decided to build part of this warehouse on a speculative basis. As a result, we will be in a position to offer new Class A logistics space to existing and new customers. We acquired this park last January. Soon afterwards we had agreed new leases and lease renewals on more than 90,000 sqm of space. Earlier this year we purchased an additional 20,500 sqm building which is currently fully let to one tenant.”

P3 Błonie park is located 27 km west from Warsaw, at the intersection of National Route 92 with Highway A2 (which is part of European transit route E30). There are 14 buildings at the park, where tenants include Wilshire Holding, IBM, Europapier and Triumph.
